Moving In
- Access: Each tenant receives the access code and keys to their unit and any shared areas. Lost keys will incur a replacement fee of $20.
- Utility Setup: Water and Gas are included in all rentals. Unless otherwise specified in your rental agreement, each tenant is responsible for setting up their own Hydro and Internet account.
- Insurance: Tenants are encouraged to have renter's insurance for personal belongings.
Rent Payments
- Due Date: Rent is due on the first day of each month.
- Payment Methods: You can pay via cheque, email transfer, or direct withdrawal. Visit our Pay Rent section on our website for details.
- Late Fees: Late or declined payments will incur a fee of $20.
Maintenance and Repairs
- Routine Maintenance: Notify the landlord immediately of any issues (e.g., plumbing, heating, or appliance problems) by submitting a Maintenance Request form.
- Emergency Repairs: For urgent issues (like water leaks or heating failures), call us directly at the numbers above.
- Tenant Responsibility: Tenants are responsible for minor maintenance (e.g., changing lightbulbs). If damage occurs due to tenant neglect, repair costs may be the tenant’s responsibility.
Garbage, Recycling, and Compost
- Garbage Schedule: Garbage collection is every Tuesday at 7:00am.
- Garbage Bins: Each unit is granted one large garbage bin located at the back of the building. It is the Tenant's reponsibility to bring the bins to the curb at collection day and return to the back of the building. Please keep this area clean and tidy.
- Garbage AllowanceEach unit can set out two (2) complimentary garbage bags per week without garbage tags. Additional bags require one garbage tag per bag, and must be affixed to the bag. Garbage tags are $3.00 each and can be purchased at the Town Hall or at the Customer Service counter at Andress' Your Independent Grocer. (25 Ferrara Drive, Smiths Falls, ON K7A 5K6)
- Recycling Allocance: Each unit can set out one (1) recycling bin every week. Black bin is for paper products, Gold bin is for plastic and cans. Download the Collection Schedule for details on collection for each type of bin
Shared Spaces
- Hallways and Common Areas: Hallways and entryways must be kept clear of personal items for safety.
- Outdoor Spaces: Tenants may share outdoor areas, such as a yard or patio. Respect others’ use of these spaces and maintain cleanliness.
Parking
- Parking Spots: Parking is reserved for tenants. Visitor parking is only permitted on spots marked for visitors, if any.
- Snow Removal: We provide snow removal for access to the parking spaces. Tenants are responsible for clearing the snow in front of their own doors. Shovels will be provided for this purpose.
Quiet Hours and Noise
- To maintain a peaceful environment, quiet hours are from 9 PM to 7 AM. Please be mindful of noise levels, especially in shared spaces, outdoors, or when hosting guests.
Pets
- Pets are welcome! Tenants are fully responsible for any property damage caused by their pets.
- All pets must be safe for other tenants, well-behaved, and non-aggressive. Any reports of aggressive behavior or repeated disturbances may require the pet’s removal from the property.
Lease Terms
- Tenancy Term: Unless otherwise stated in your lease agreement, the tenancy term is one year, followed by a month-to-month arrangement.
- End of Lease: Tenants are required to provide a minimum of 60 days' notice before terminating the lease. During this period, tenants must allow showings of the unit to prospective renters and maintain the apartment in a clean and tidy condition for this purpose.
- Moving Out: Leave the apartment in good condition, remove all belongings, and return keys.
Health and Safety
- Fire Alarms and Smoke Detectors: Tampering with fire alarms or smoke detectors is strictly prohibited. Notify the landlord if any alarms are malfunctioning.
- Safety Checks: Occasionally, the landlord may perform safety checks with prior notice.
Tenant Responsibilities and Code of Conduct
- Respect for Neighbors: Be courteous to other tenants, respect common areas, and communicate openly.
- Smoking: Smoking is prohibited indoors and in common areas. Outdoor smoking must occur at least 9 meters (30 feet) away from building entrances and exits, in compliance with the Smoke-Free Ontario Act.
- Illegal Activity: Illegal activity is grounds for immediate termination of the lease.

- We will provide updates through email, posted notices, and on our website. Please ensure we have your current contact information on file.
